What is nearby, and how far.

Distance to the things that actually drive value here: the airport site, the activation area, and the roads that carry traffic today.

The case

Why people look at AeroVista.

Airport frontage

The 40 metre arterial road runs in front of the project and links it to the expressway and the activation zone. Airport corridors are usually the first stretch to see infrastructure and commercial activity.

Outside the SIR boundary

Pipli village sits outside the SIR line. That means the stricter SIR development regulations do not apply, which suits buyers who want to build sooner. It also means this plot is not governed by the SIR plan, so check what that changes for you.

A dated possession

December 2026 is a stated date rather than an open horizon. Ask for it in writing, and ask what happens if it moves.

Built as a layout, not a field

Road hierarchy, street lighting, water and drainage corridors and a gated perimeter are part of the layout rather than additions later.

AeroVista sits outside the SIR boundary. That is a genuine difference, not a detail. It means faster approvals and fewer restrictions, and it also means the plot is not inside the planned city everyone is buying into. Which of those matters more depends entirely on why you are buying.
